Balcony slab soffits and slab edges, Levels 1 to 3, northern and western elevations.
Scope intent
The intent of this Item is to:i.Break out and repair all spalled and delaminated concrete, and treat corroded reinforcement, to restore durability of the balcony slabs in accordance with AS 3600.
Extent of works
For tendering purposes, the Contractor is to allow a provisional quantity of 6 m² of spalling repairs at an average depth of 50mm, measured and adjusted on site by the Superintendent.
Scope of works & specification
Preparation
Note: Sound the full soffit and slab edge with a hammer before breaking out, and mark the extent of repair for the Superintendent's review.
1)
Saw cut the perimeter of each repair area to a minimum depth of 10mm to avoid feather edges.
2)
Break out all unsound concrete to expose the full circumference of the corroded reinforcement:
a)provide a minimum 20mm clearance behind each bar;
b)extend the break-out 50mm beyond the corroded length of bar.
3)
ENGINEERING HOLD POINTInspection of exposed reinforcement before any repair mortar is placed. Replace any bar with more than 20% section loss as directed by the Superintendent.SI
Reinstatement
4)
Abrasive blast the exposed reinforcement to Sa 2½ and apply a zinc-rich primer in accordance with the manufacturer's instructions.
5)
Reinstate the section with a polymer-modified cementitious repair mortar, applied in layers not exceeding 25mm, and cure for a minimum of 3 days.
Protective coating
1)
Once the repair mortar has cured, apply an anti-carbonation coating system to the full soffit and slab edge of each repaired balcony, comprising:
a)one coat of penetrating primer;
b)two coats of elastomeric acrylic topcoat to a minimum total dry film thickness of 250 microns.
2)
Colour to match the existing soffit finish. Provide a sample panel for review by the Superintendent before general application.
3)

Item 5.Balcony Waterproofing
Location
All 12 unit balconies, Levels 1 to 3.
Scope intent
The intent of this Item is to:i.Install a new compliant waterproofing membrane and tiling to the balconies in accordance with AS 4654.2:2012, Waterproofing membranes for above-ground use.
Extent of works
For tendering purposes, the Contractor is to allow a lump sum price for the scoped balcony waterproofing and associated works to the extent specified.
Scope of works & specification
Demolition
1)
Remove and dispose of all tiles, screed and the existing membrane to expose the bare concrete substrate.
2)
Remove and store all door threshold trims and floor wastes for review by the Superintendent.
Membrane
3)
Supply and apply a liquid-applied polyurethane membrane system, including primer, bond breaker and reinforcing fabric:
a)turn up a minimum 100mm at walls and 150mm at door thresholds;
b)install puddle flanges to all floor wastes and overflows;
Note: Flood test each balcony for 24 hours before screeding.
4)
HOLD POINTSuperintendent to inspect the completed membrane and flood test before screed is placed.
Screed and tiling
1)
Lay a sand and cement screed over the protection layer, graded to fall a minimum of 1:100 towards the floor wastes.
2)
Supply and lay new slip-resistant porcelain tiles to P4 rating on a flexible adhesive:
a)provide movement joints at the perimeter and at a maximum of 4.5m centres;
b)seal all joints with a polyurethane sealant.
3)
Reinstate the stored door threshold trims and floor wastes, or replace any that are damaged as directed by the Superintendent.
4)
PROVISIONAL ITEMAllow for replacement of 2 corroded floor waste bodies, including connection to the existing stormwater.
